Real estate agents please: Is a house’s value better if it has a restored bathroom vs a cover-up quick repair?

I’m trying to decide if getting one of those quick cover-up type bathroom repairs, or spending a lot more money to repair the existing tub and tile.

    spend the money – restore it. A cheap cover up might lead the potential buyer to think you took “other” shortcuts and walk out the door.

    Typically, the two renovations that bring the most value to a home is the kitchen and the bathrooms. If you were renovating in other areas of the home, you probably wouldn’t be able to recoup the money you invested. However, bathroom renovations actually tend to give you back your money and possibly more if you do a great job.

    Depends what you call a cover up. If it looks good and looks new people will be happy…if if looks cheap people will see it and complain about having to redo it giving purchaser a reason to lower their offer.

    To begin with, have you ever called one of the quick in and out bathroom makeover companies to have them come over and give you an estimate? They’ll do it for free, then you can decide on what you want to do about the problem. I think when you get done reading the estimate and can breathe again, you’ll have your answer. Unless you’re talking about buying a cheap tub/shower surround and quickly gluing it in, over the existing walls and fixtures, yourself, on some sunny afternoon……….., the first system I suggested is going to wind up being the total makeover you’re asking about. I have a friend that does this for a living and he’s VERY GOOD AT IT. They put a new tub over the old, install new fixtures if you need them or just want them and install a really good heavy duty surround. If you leave him alone for the time he takes to do the job, when you see it you will think it’s UTTERLY MAGNIFICENT !!!!!!!! That’s about the only way it can be described. And as for your question, you have to ask yourself, would you rather buy a house that had a new remodeled bathroom or just one of those junky, cheapy deals put in????? Hmmmmmm?????? There’s your answer. (Oh, by the way, they’re not cheap).

    Kitchens and baths are the #1 and #2 areas that sell a house. So, ask yourself if you would buy this house with the repair you are considering?

    Also, look at a few houses in the same area and price range for sale and see how you compare to your competition. This should confirm your decision or make you re-think it.
